In a significant vote of confidence in India’s booming technology and innovation ecosystem, Apple India has signed a 10‑year lease for approximately 2.7 lakh square feet of premium office space in Bengaluru—valued at an eye‑watering ₹1,010 crore. Situated in the upscale neighborhood of Vasanth Nagar, within the Embassy Zenith building on Sankey Road, this deal marks one of the largest single‑tenant office leases in the city’s commercial real estate history. 


Scope of the Lease

Under the agreement, Apple has committed to occupying the 5th through 13th floors of Embassy Zenith, totaling a carpet area of 196,179 sq  ft, which expands to 268,737 sq  ft when including chargeable areas. 


 The lease officially began on April 3, 2025, and was registered mid‑year. 



Financial Terms and Escalations

Monthly base rent: ₹6.315 crore, working out to an effective rate of ₹235 per sq ft per month. 



Annual escalation clause: 4.5%, ensuring a steady upward revision throughout the lease’s duration. 



Security deposit: ₹31.57 crore. 



Stamp duty: Approximately ₹1.5 crore. 



Total outlay, covering rent, common area maintenance (CAM), and parking fees: ₹1,010 crore over 10 years. 



Capacity and Future Growth Potential

Industry estimates indicate that this new facility could comfortably accommodate over 1,200 employees, underscoring Apple’s expanding workforce in India. 


 The company has also signaled its intent to potentially expand within the same building, eyeing the ground through fourth floors—adding approximately 121,203 sq ft. This strategic move could nearly double Apple’s Bengaluru footprint to nearly 4 lakh sq  ft.

Previous Bengaluru Office Lease

This is not Apple’s first foray into the city. In 2021, Apple leased 1.16 lakh sq ft at Prestige Minsk Square on Cubbon Road, at a monthly rent of ₹2.43 crore. That office began operations in 2023 and functions as one of Apple’s global capability centers. 



Retail Expansion in India

Beyond its real estate plays, Apple continues to broaden its retail footprint in India. It is preparing to open its third Apple Store in Bengaluru, located at Phoenix Mall of Asia, North Bengaluru—spanning 7,998 sq ft. This move follows existing flagship outlets in Mumbai and Delhi.
